Cashflow-Edit is where you can provide the highest level of detail for timing within your project.  It is similar to the Detailed Timing section in that it provides individual timescales for each cost and sale item.  Where it differs is the added sophistication that it offers.  Detailed Timing section timescales consist of a start date and a duration so that cost and sale items can be placed in a particular month or spread over a designated period of time.  Cashflow-Edit timescales can be split up in any proportion because they can be directly edited using a spreadsheet style interface.  This is useful for items such as site deposit/balance payments and construction costs where differing monthly amounts may have to be provided.

The Cashflow-Edit section is designed to provide extensive features; it may therefore at first appear complex, and is not recommended for completely new users.  We suggest you first become reasonably familiar with the Time/Finance and Detailed Timing sections before covering this area of the program.

This screen consists of a spreadsheet displaying the cost and sales headings currently used in your appraisal as rows, and the available timescale as columns.  Beneath this is a summary list showing the sales and cost headings along with their relevant totals and timescale settings.  The two windows are linked so that if you select an item (e.g. Site Value) in the lower box, the same item will also be selected in the upper window, and vice versa.  Use the scrollbars in the spreadsheet box to navigate around the full cashflow.

Initially the values will be set according to any timescale settings already provided in the Time/Finance and/or Detailed Timing sections.  For example if you have already set an overall construction timescale then initially all building related cost entries in the Cashflow-Edit section will be set to this timescale.  If you have used Detailed Timing to modify one or more of your building costs then these changes will be reflected also.  The Cashflow-Edit section cannot be used effectively until basic timescales have been provided using either the Time/Finance or Detailed Timing sections.

Not all cost and sale headings will be displayed here as some need to be automatically controlled by the program (e.g. VAT).  Also if you are re-timing investment sale headings in the Detailed Timing section then they will not display here as they are being timed elsewhere.

Cashflow-Edit extent of timescale

The maximum cashflow timescale available in Prodev is 300 periods which in months is 25 years (unless you are using quarters in which case it is 75 years).

Generally it will be set to the maximum used in the Time/Finance or Detailed Timing sections but can be extended using the Cashflow-Edit timescale setting within the Time/Finance section (and described in more detail there).
