These account for building related fees and costs. They all operate in the same way in that they calculate a figure based on a percentage of the overall building cost (both Unit and Fixed). They can be entered as total amounts if required. Note: Building Costs excluded from Contingency or Professional Fees (using the No-Fee command) will not be included for the calculation of these fee categories.
Notice that the first five of these lines have been pre-titled with commonly used headings. These are optional and just like the others can be re-titled to suit the context of your project. For most simple appraisals you will probably only use the two lines ‘Contingency’ and ‘Professional Fees’. You will find that the first and sixth lines in the Contingency/Professional fees section are already pre-titled for this purpose. The Contingency and Professional Fees can be entered as a percentage or an amount. Values greater than 100 will be treated as an amount, values of 100 or less will be treated as a percentage. To enter an amount of 100 or less use the letter 'a' in place of Enter, for example 56a will treat the entry as £56. Contingency Overspend provision applied to the overall building cost expressed either as a percentage of the overall building cost, or an amount. This item can be re-titled if required. Professional fees There are 14 Professional Fee items, used for Design and Professional Consultant fees, expressed either as a percentage of the overall building cost (excluding Contingency) or an amount. They can be re-titled if required.
