Exempts highlighted items from fee calculation. This is available for Build costs, Investment Values (Yields), Rents and Direct Sales. The relationship between these items and their fees is as follows:
| • | Unit Build and Fixed Build costs attract Professional fees. |
| • | Investment Values (Yields) attract Investment Sale Agents and Investment Sale Legal fees. The Funds Costs are not affected here as they are individually provided for each Yield rate. |
| • | Rents attract Agents Letting and Agents Legal fees. |
| • | Direct Sales attract Direct Sale Agents and Direct Sale Legal fees. |
By default all of these build and sale items will be subject to their respective fees where these are provided as percentages. The ‘No-Fee’ button allows you to exclude individual items from fee calculation.
For example, in the case of building costs these may be demolition or decontamination costs that take place before the professional advisers are appointed. In the case of revenue items there may be rents and other sales values that are not subject to letting or sale fees.
To exclude an item from fee calculation, highlight the relevant build cost, yield rate, rent or sales value then click the ‘No-Fee’ button. Values that have been set in this way are immediately recognisable because they have the letter "e" displayed in a column to the far right of the value and are similarly identified in the appraisal report.
Similarly, to cancel fee exemption then highlight the currently excluded item and click the ‘No-Fee’ button.
