Reviews the building types and sizes already entered so that they can be used to facilitate the entry of rents or sales.  Typically sales information is going to be related to existing costs, for instance if you are building 40,000 sq ft of offices you may wish to net that down to 32,000 sq ft of net lettable space.  The Sizes button is only available when either the rents or direct sales are highlighted and will have no effect until building areas have been provided.

Highlight the rental or direct sale entry that you wish to edit in the Data List then click the Sizes button.  This will display the Sizes Dialog containing a list of the Unit Build area information you have already provided.  Only active entries (those shown with a white background) can be used.  Select the building area that you wish to use then click the Apply button.  The title, number of units and area information will then be provided for the selected rent or sales entry in the Data List.

The Sizes Dialog will automatically position itself over the Data List so that the entry being edited can easily be seen.

Last / Next

The Sizes Dialog applies information to the currently highlighted entry in the Data List.  The Last and Next buttons allow you to move between the rent or sales entries in the Data List so that information may be entered for each one in turn.

Gross to Net

When working in square feet and square metres you may wish to apply a gross to net ratio.  This is the percentage of net sales area compared to the gross area used for building purposes.  Typically an industrial or warehouse building will have 100% gross to net ratio whereas with offices and residential the areas devoted to entrances and other communal areas (included in the building cost calculation) will not apply to the sales areas used.  For example an office building of 40,000 sq ft gross buildable may net down to 32,000 sq ft lettable space, this represents a gross to net ratio of 80% (the net area being 80% of the gross area).

The Sizes Dialog contains an entry where you may enter the gross to net ratio (the default value being 100%).  Having provided this information the values used for sales areas will be adjusted accordingly.  Note that the gross to net facility is not available if the building unit type is set as the units or car spaces as these do not involve area calculations.

To reset the gross to net entry to its default value of 100% use the 100% button.

Apply

Applies the information highlighted in the Sizes Dialog to the rental or sales entry highlighted in the Data List.  Pressing the Enter key or double-clicking the mouse has the same effect.

Remove

Resets the sales entry highlighted in the Data List to its default value.  Pressing the Del (Delete) key has the same effect.

Cancel

Exits and removes the Sizes Dialog from the display.  Pressing the Esc key has the same effect.

Sometimes when applying size information Prodev will remove an existing sales value and display a message to this effect.  This will happen if there is a sales value present and it does not match the information being applied.  For instance if there is an existing sale of 10 units at 100,000 per unit and you decide to apply a square-foot area of 20,000 then clearly the 100,000 figure is inappropriate and will be removed.
