What's new in Prodev 4020

Many changes have taken place 'under the hood' as Prodev is now fully Terminal Services compliant so it can run on the newer internet based networks.  The earlier Prodev version 4006 was our most widely used product and has proved remarkably robust.  As many users are familiar with its style and layout we did not seek to reinvent the wheel but to improve a tried and tested format.  The main changes are set out below:

Data List

The layout of the Data List has been improved so that the Sections can be seen and manipulated more easily.  Appraisal Calculation is now permanently turned on (no more Calc on/off button). 
The File Open/Save screens have been replaced with the more familiar Windows Explorer versions.
The Data List now auto detects value and titles. You no longer need to use the Title button during entry.
The Plots facility (Units button) has been expanded to deal with part plot sizes as acres or hectares.
Project Income can now be entered as a fixed or annual amount.
Net Rental and Sales areas can be calculated and automatically entered using the new Sizes function.
The No-Fee facility can now be used on Rents, Investment Sales and Direct Sales.

Timescales

This capability has been simplified and extended with the addition of the Detailed Timing facility.  This displays a list of all relevant Costs and Sales used in the appraisal and allows you to set a start date and duration for each.  In most cases it can be used in place of the Time/Finance option and for most projects negates the need to use Cashflow-Edit.

Advance Income and Unpaid Rent

One of the more complex parts of Prodev.  This deals with income received prior to Investment Sale and premiums paid to improve the sale timescales. The new Detailed Timing feature has a facility that greatly simplifies this issue by using a start and end date for each Yield.  The start date denotes the point at which rent is received and premiums are paid, the end date sets the actual Investment Sale date, the rental prior to sale being spread over the intervening period either monthly or quarterly.

Equity

By popular demand we have made changes to the way equity is calculated in Prodev. Until now it has been treated on a 'Priority' basis (i.e. equity is junior to debt).  There is now the option to switch equity calculation to the more commonly used 'Side by Side' basis (where both parties share is paid in simultaneously).
